Ordinances are laws which are enacted by a municipal body, such as a city council or a county commission. Ordinances govern matters which are not already covered by state or federal laws such as zoning, safety and building regulations.
A Zoning Ordinance is a local ordinance that defines and implements land use and design standards for the development of the land. The ordinance is an exercise of police power by a municipality to regulate and control the character and use of property. The Chicago Zoning Ordinance divides the entire City into specific zoning districts based upon existing and anticipated development uses and densities. The text of the Zoning Ordinance includes chapters related to specific design criteria which development in each of the districts must adhere to.
